Four things I do differently.

I listen. First.

A long first conversation: what really matters to you, what you don't want, how much time you have, how much head-space. Half an hour of good questions saves hours of viewings that miss the mark.

I'll show you more than what's on Otodom.

I have my own off-market listings and informal conversations with owners who haven't gone live yet. Sometimes the best properties never even reach the portals.

I'll check it before you do.

I drive over first myself — I take photos, check the condition, chat to the neighbours. If something's off, I don't waste your time. I only take you to the ones that really have a chance.

I'll help with the paperwork.

Land register (księga wieczysta), mortgage, mortgage advisor, notary. I'll walk you through all of it — including the bits where people usually get lost.

What people most often ask when buying.

  • Do I pay you to search?

    No. The commission comes from the seller's side. For you the service is free — regardless of how long it takes to find what you're actually looking for.

  • What if you can't find anything for me?

    No obligation. We keep going until we find it, or we part ways. You don't sign anything that ties you down if your priorities shift or you decide to wait.

  • Do you work with mortgages?

    Yes — I have a trusted mortgage advisor. The advice is included; I don't sell anything on the side, I don't take referral fees. I can recommend him, or you can bring your own.

  • What do you guarantee me?

    An honest conversation. I won't promise what I can't deliver — I won't tell you I'll find a house in 30 days if that depends on the market, not on me. What I will tell you is exactly what's realistic today.

  • Do you show properties in person?

    Yes. Myself. Every flat. I don't send an assistant, I don't set you up for a self-guided viewing. If I'm going with you, it means I've already seen it — and I know what to watch for.
