    A short phone call

    Five to ten minutes. I ask you about three things: what exactly we're valuing (a flat, a house, a plot, a commercial unit), where it is, and what for — sale, bank, probate, division of assets. On that basis we set a viewing or agree that documents online will do. No signatures, no commitment. [details to be confirmed with Anita]

    A meeting at your place — or materials online

    You choose the format. If I come over — the visit usually lasts 30–45 minutes, I view the property, take my own photos, ask for the land-register number (księga wieczysta) and a document confirming ownership. If we do it remotely — photos, a floorplan (if you have one) and the KW number are enough; the rest I'll check in price comparators and active listings nearby.     Report within 48 hours

    You get a PDF by email. Inside: a recommended starting price and a reserve price (the floor I wouldn't drop below without good reason), a comparison with active listings in your area, and my suggestion on which channel to sell through — Otodom, local listings, or a direct approach to interested buyers in my database.   • How much does a valuation cost?

    The valuation is free. I don't charge anything up front — not for the conversation, not for the visit, not for the report. There's also no obligation to sign an agency agreement after the valuation.

  • How long until you get back with the result?

    Usually 48 working hours from the moment I see the property — in person or from photos. If it's urgent (e.g. a probate case with a deadline), tell me on the first call — I'll try to move faster.

  • Is the valuation binding?

    It's my recommendation, based on real comparisons with active listings in the area. It's not a sworn property valuer's report — if you need a document for court or for a bank case that requires a formal appraisal (operat szacunkowy), I'll refer you to a trusted valuer.

  • What can I use your valuation for?

    Three things, most often: to set a starting price before sale, for a probate case (an indicative value of the estate), and for early-stage conversations with a bank. For a formal sworn appraisal — I'll point you to a property valuer.

  • What if it's a probate case or a divorce?

    I value for cases like that often. I get that it's not always the moment to talk price — I work calmly, no pressure. The valuation comes in writing with a date, so it works for documentation.
