01Sales

Selling flats and houses.

My main specialism. I sell without pressure, without aggressive marketing, and without dropping the price every fortnight. I'd rather wait and sell well than sell fast and badly.

I run every listing in person — that's not a marketing line. Literally: I talk to the buyers, I show the property, I negotiate. The only time my assistant calls is to book the viewing slot.

02Rentals

Long-term rental.

I'll help you rent out your flat — with tenant vetting, a najem okazjonalny agreement (a Polish rental contract with a notarised tenant declaration), and full management for owners who live outside Pomerania.

I check finances, I check references, I check that the tenant is who they say they are. I also have a trusted notary for the tenant's voluntary submission to enforcement.

Free valuation.

I'll value your flat or house — a written result within 48 working hours, no commitment and no pressure to sign anything.

I value the same way for a sale, for a probate case, or for the bank. If it isn't a good moment to sell, I'll tell you straight — even if that means I advise you not to list today.

04Land plots

Plots and land.

Building plots, agricultural plots and investment plots — Kashubia, Pomerania, the Baltic coast. This is roughly half of my active listings.

I'll check the zoning conditions, verify the local plan, and help you negotiate. I know which gminas issue decisions quickly and which can hold documents for months.

05Mortgages

Mortgage advice.

I work with a trusted mortgage advisor — independent, not from any single bank. I'll help you get a mortgage on sensible terms.

The advisor takes no commission from you — the fee comes from the bank, so the recommendation is honest. If a mortgage doesn't make sense, he'll tell you that too.

06Foreign buyers

Service for foreign buyers.

I help buyers from abroad through the Polish purchase process — from getting a NIP (Polish tax ID) to the notary. I know what to check for an EU buyer, and what to check for a buyer from outside the EU (the MSWiA permit, if the situation calls for it).

I have a regular contact with a sworn translator — English and Ukrainian. If needed, I'll arrange translation of the notarial deed (akt notarialny).
